Terms and Conditions



Deposit

A 25% deposit is required at the time of booking.

Balance of Payment

The balance of payment will be due eight weeks prior to your arrival. Non payment by the due date will be treated as a cancellation. Reservations made within 8 weeks of the start of the rental period require full payment at the time of booking.

Cancellation

The initial deposit paid at the time of booking is non-refundable. Cancellation within eight weeks = loss of whole fee (see insurance below).

Security Deposit

A security deposit of £75 is required at the time of booking against any damage/breakages or a need for excessive cleaning found after the holiday. The owner will account to the client for the security deposit and refund the amount, or any balance due, within two weeks after the end of the rental period. This sum shall not limit the clients liability to the owner.

Rental Period

The rental period commences at 4pm on the first day and ends at 11am on the last day, unless changed by prior arrangement.

Insurance

We strongly recommend that our clients arrange a comprehensive travel insurance policy including personal belongings, health and cancellation cover as these are not covered by the owner’s insurance.

Law

The property is offered for holiday rental only. The payment of a deposit is taken as proof that you have read and understood these Terms and Conditions and will abide by them. All bookings and any dispute arising therefrom shall be governed by English Law.

Defects

The client should inform the owner at once of any defects in the property. Breakdown of any appliance or equipment in the property and arrangements for appropriate repair or replacement will be made as soon as possible.

The client is responsible for any loss or damage to the property and it’s contents and must make good any such loss or damage before departure.

Liability

The owner shall not be liable for:

  • any temporary defect or stoppage in the supply of public services nor in respect of equipment, machinery or appliances in the property or grounds.
  • Any loss, damage or injury which is the result of adverse weather conditions, wars, strikes or other matters beyond the control of the owner.
  • Any loss, damage or inconvenience caused to or suffered by the client if the property is destroyed or substantially damaged before the start of the rental period. In such an event the owner will, within seven days, notify the client and refund to the client all sums previously paid in respect of the rental period.

The owner is not liable for any injuries or losses however caused. Under no circumstances shall the owners liability to the client exceed the amount paid to the owner for the rental period.

Behaviour

Clients are responsible at all times for the safety and behaviour of their children and pets. Clients agree not to smoke indoors. Clients agree not to act in any way that would cause disturbance to others.
